Tawtheeq Abu Dhabi 2026: Register, Check, Renew, Cancel

Tawtheeq explained: who registers a lease on DARI, how to check, download, renew or cancel a contract, how it differs from Ejari, and the rent freeze.

Updated

Key points

  • Tawtheeq registration is mandatory for every lease in Abu Dhabi, including renewals and amendments.
  • The landlord or an authorised property manager starts registration on DARI; the tenant reviews the contract and accepts or returns it online.
  • DARI calculates the registration fee from the contract type and length and shows it before you pay.
  • Only the landlord can start a renewal or cancellation; the tenant accepts or rejects each request on DARI.
  • Anyone can check that a contract is genuine on ADREC's Verify Document page using the tenancy contract number.
  • ADREC has frozen rent increases until further notice: renewals and new leases use the rent in the property's last registered Tawtheeq contract.

Tawtheeq is the step that turns a signed lease into a working home in Abu Dhabi. Without it, you cannot connect electricity and water in your name or complete any other transaction that relies on a registered lease. It now matters for a second reason too: under ADREC’s rent freeze, the rent recorded on a property’s last Tawtheeq contract is the reference point for what a tenant can be charged next.

This guide explains what Tawtheeq is, who registers it, and how to register, check, download, renew and cancel a contract. The steps follow the official DARI and ADREC help pages.

What is Tawtheeq in Abu Dhabi?

Tawtheeq (توثيق, “attestation”) is Abu Dhabi’s official system for registering and managing tenancy contracts. Its legal basis is the Executive Council resolution on the registration of lease contracts, issued under Abu Dhabi’s tenancy law.

In practice, Tawtheeq works through:

  • DARI, Abu Dhabi’s official real estate platform, where contracts are registered, renewed, cancelled and closed.
  • TAMM, Abu Dhabi’s government services portal, which links to the same service as Register a New Lease Contract for Leased Property Units.
  • ADREC, the Abu Dhabi Real Estate Centre, which regulates the rental market and lets anyone verify a registered contract.

The system covers residential, commercial and industrial leases.

Is Tawtheeq mandatory?

Yes. Abu Dhabi’s lease registration rules require every lease contract to be registered, and that includes renewals and amendments.

The same rules say that only registered contracts are admissible before “competent entities”, which include electricity, water, gas and telecoms providers. Any transaction that needs a lease is suspended until the contract is registered.

Can you rent in Abu Dhabi without Tawtheeq?

You can sign a private agreement, but it is not a Tawtheeq contract. In practice that means:

  • You cannot connect utilities in your name.
  • Transactions that require a registered lease will not go through.
  • Your position in any dispute is weaker.
  • Under the rent freeze, an unregistered lease leaves no official record of the rent you paid.

Make registration a condition of moving in, not something to sort out later.

Tawtheeq vs tenancy contract: what is the difference?

DARI answers this directly. A tenancy contract and a Tawtheeq contract are both attested contracts approved by the municipality; the difference is how they are made. According to DARI, any contract signed between a lessor and a tenant outside the online service is not a Tawtheeq contract.

So a paper lease you sign with a landlord is a private agreement until it is entered and accepted on DARI. Only then is it a Tawtheeq contract.

What is the difference between Tawtheeq and Ejari?

Both register tenancy contracts, but in different emirates and under different rules.

If you are moving from Dubai, nothing carries over. A new Abu Dhabi lease must be registered on Tawtheeq. If you are still deciding where to live, our guide to the best areas to live in Abu Dhabi compares the main neighbourhoods.

Who registers Tawtheeq: landlord or tenant?

The landlord, or a property manager authorised by the landlord, starts the registration on DARI. The tenant cannot initiate it. The tenant’s role is to review the contract online and accept it or return it with reasons.

If a landlord fails to register the lease, Abu Dhabi’s lease registration rules let the tenant take the matter to the Rental Dispute Settlement Committee, and the landlord bears the registration fees.

On a newly completed off-plan unit, the developer can register the property in Tawtheeq as part of the handover. If you have bought a unit to let, raise this with the developer early. Our guide on how to buy property in Abu Dhabi covers the purchase and handover stages.

How do you pay for Tawtheeq?

DARI’s Lease Registration Fees page sets the registration fee. It depends on the contract type (residential, commercial or industrial) and the length of the lease, and DARI shows the amount due at the payment stage, once both parties have signed.

Keep two things separate:

  • The Tawtheeq registration fee, paid on DARI when the contract is registered.
  • The municipality fee, a separate charge on residential leases for tenants who are not UAE nationals. It is collected through the water and electricity bill, and the contract records who pays it.

Long-term leases can also need approval from the Department of Municipalities and Transport. If you are planning one, ask your property manager or an advisor to confirm the current fees and approvals before you sign.

How to get Tawtheeq: registering a tenancy contract on DARI

The steps below follow DARI’s lessor and tenant help articles.

What you need before you start

  • Emirates ID (individual tenant) or trade licence (company tenant)
  • Agreed rent, start and end dates, security deposit and payment schedule
  • The unit’s Premise ID, which the landlord or property manager supplies
  • A DARI login for each party

First: the landlord prepares the contract

  1. The landlord or property manager logs in to DARI and opens the lease services.
  2. They select the property and enter the contract type (residential, commercial or industrial), the tenant type and the Premise ID.
  3. They add the tenant: Emirates ID or Unified Number for an individual, trade licence for a company.
  4. They enter the rent details: total rent, start and end dates, security deposit, payment method, number of instalments and who pays the municipality fee.
  5. They attach any appendices, review the contract and send it to the tenant.

Second: the tenant reviews and accepts

  1. The tenant receives a notification, logs in to DARI and opens the lease registration request among their applications.
  2. They review every field, especially the rent, dates, deposit and number of instalments.
  3. They accept and sign, or return the contract with reasons.
  4. If the contract is returned, the landlord can edit and resubmit it.

Third: payment and registration

Once both sides have signed, the fee is paid and the contract is registered. Check the registered details straight away, while any correction is still simple to make.

How to check Tawtheeq online

To confirm that a contract is genuine and registered:

  1. Open ADREC’s Verify Document page.
  2. Select Tenancy Contract.
  3. Enter the tenancy contract number.

The same page verifies title deeds, site plans and Madhmoun advertising permits, which is useful for checking a listing before you pay a deposit.

How to download or get a copy of your Tawtheeq contract

  1. Ask the landlord or property manager who registered the lease to send you the registered contract, not a draft or the paper agreement.
  2. Check that the copy shows a tenancy contract number.
  3. Verify that number on ADREC’s Verify Document page.
  4. Save the copy somewhere safe. You will need it for utilities, renewals and any dispute, and under the rent freeze it is your record of the registered rent.

How to renew Tawtheeq

Under DARI’s renewal process, only the landlord can renew.

  1. The landlord opens the lease services on DARI and chooses to renew a tenancy contract.
  2. They select the contract and review the previous contract, tenant and occupant details.
  3. Property and tenant details stay fixed; the landlord can update the rent details and add occupants.
  4. The tenant receives the renewal request on DARI and accepts or rejects it, giving reasons if rejecting.
  5. If the tenant rejects, the landlord can edit and resubmit, or end the contract.

Agree the renewal terms with your landlord well before the current contract expires, so the renewal itself is a formality.

What the rent freeze means for renewals

ADREC has frozen rent increases for residential, commercial and industrial properties until further notice. Renewals and new leases use the rent in the property’s last registered Tawtheeq contract.

For tenants, that makes the last registered contract the most important document you hold. If a renewal arrives on DARI with a higher rent, reject it with reasons and report the breach to ADREC through its website.

For landlords, it means the rent on the last registered contract carries forward, including to a new tenant, so make sure every lease is registered accurately.

How to cancel Tawtheeq

DARI has three separate services for ending a contract, and it helps to pick the right one.

Situation DARI service Who starts it Tenant’s role
Ending a lease before its end date Cancel Tenancy Contract Landlord Accepts or rejects
Lease has reached its end date Close Tenancy Contract Landlord Accepts, returns with feedback or rejects
Parties disagree Terminate Tenancy Contract by Court Order Follows a Rental Dispute Settlement Committee ruling Bound by the ruling

Cancel Tenancy Contract (ending a lease early)

Per DARI’s cancellation guide:

  1. The landlord opens the lease services and selects Cancel Tenancy Contract.
  2. They select the contract and submit the cancellation.
  3. The tenant receives a notification and accepts or rejects it, giving reasons if rejecting.
  4. If the tenant accepts, the landlord submits the cancellation and both are notified.
  5. If the tenant rejects, the landlord can resubmit or cancel by court order.

Close Tenancy Contract (lease has expired)

When a lease has reached its end date, the landlord uses Close Tenancy Contract. The tenant can accept, return it with feedback or reject it.

Terminate by court order

Where the parties disagree, DARI’s Terminate Tenancy Contract by Court Order service applies. It follows a ruling from the Rental Dispute Settlement Committee.

If you are a tenant leaving a property, make sure the old contract is cancelled or closed on DARI, so the record matches the date you actually moved out and your next lease can be registered without conflict.

Practical checks before you accept a Tawtheeq contract

  • The rent matches what you agreed and, on a previously rented unit, is not above the last registered Tawtheeq rent.
  • The start and end dates are correct.
  • The deposit and number of instalments match your agreement.
  • The municipality fee field shows who pays it.
  • Your name and Emirates ID are exactly right.
  • Any agreed extras, such as maintenance terms or sublease permission, appear in the appendix.

02FAQ

Questions, answered.

What is Tawtheeq in Abu Dhabi?

Tawtheeq is Abu Dhabi's official system for registering tenancy contracts. The landlord or property manager enters the lease on DARI, Abu Dhabi's official real estate platform, and the tenant accepts it online, which makes it a registered, attested contract. Utility providers and other government entities rely on that registration, so a lease that is not on Tawtheeq is of very limited practical use.

Is Tawtheeq mandatory, and can I rent without it?

Tawtheeq is mandatory. Abu Dhabi's lease registration rules require every lease contract to be registered, including renewals and amendments. You can sign a private agreement, but it is not a Tawtheeq contract and competent entities, such as electricity, water and telecoms providers, will not accept it. Any transaction that needs a lease waits until the contract is registered, so insist on registration before you move in.

Who registers Tawtheeq, the landlord or the tenant?

The landlord, or a property manager the landlord has authorised, starts registration and renewal on DARI. The tenant cannot initiate it; the tenant's role is to review the contract online and accept it or return it with reasons. If a landlord fails to register a lease, the tenant can take the matter to the Rental Dispute Settlement Committee, and the landlord bears the registration fees.

How do I check my Tawtheeq contract online?

Open ADREC's Verify Document page, choose Tenancy Contract and enter the tenancy contract number. The result confirms whether the contract is genuine and registered. If you do not have the number, ask your landlord or the property manager who registered the contract on DARI, and ask for a copy of the registered contract at the same time.

How do I get a copy of my Tawtheeq contract?

Ask the landlord or property manager who registered it to send you the registered copy, not a draft or the paper agreement. Then confirm it on ADREC's Verify Document page using the tenancy contract number printed on it.

How do I renew a Tawtheeq contract?

The landlord starts the renewal on DARI, reviews the previous contract and can update the rent details and add occupants, while property and tenant details stay fixed. The tenant then accepts or rejects the request. Under ADREC's current rent freeze, the renewal rent should match the last registered Tawtheeq rent. If it is higher, reject it with reasons and report the breach to ADREC.

How do I cancel a Tawtheeq contract?

To end a lease early, the landlord uses Cancel Tenancy Contract on DARI and the tenant accepts or rejects the request; if the tenant rejects, the landlord can resubmit or cancel by court order. When a lease has simply expired, the landlord uses Close Tenancy Contract instead, which the tenant can accept, return with feedback or reject.

What is the difference between Tawtheeq and Ejari?

They do the same job in different emirates. Tawtheeq is Abu Dhabi's tenancy registration system, run through DARI under ADREC and the Department of Municipalities and Transport. Ejari is Dubai's system, run by RERA under the Dubai Land Department. Neither is recognised in the other emirate, so an Abu Dhabi lease must be registered on Tawtheeq even if you had Ejari in Dubai.
